APS proposes a new 77-acre electrical substation with a 10-foot perimeter wall and associated site improvements to provide load and power supply capacity for future industrial growth in the Casa Grande area. The project, located in the UR zoning district and consistent with the General Plan's Industrial/Manufacturing designation, will generate minimal traffic (approximately 5 vehicle trips per month) and will not adversely impact the largely undeveloped surrounding agricultural and industrial lands. The conditional use permit covers both Phase 1 (eastern portion) and Phase 2 (along Bianco Road) development.
